Irving House offers 44 moderately-priced, charming rooms less than 10min walk from the Square. Basic singles $70 low season (Dec.-mid Mar.)/$185 high season; rooms with private bath $90/265. Laundry facilities, high-speed internet access, library, and off-street parking (limited to 10 spaces—first come, first served). Free drinks, teacakes, and brownies are provided all day long. Irving House will not take reservations for Commencement until January of that year. Spaces are usually snapped up by previous guests, who get priority bookings, but it's worth a shot anyway. Long-term stay (with basic kitchen facilities) available at their second house on 40 Irving Street; rates vary by season.
